How much do we need to have saved?
It depends on the loan and the programs, so a licensed lender gives you the real number. Jorge points you to the ones worth asking about. CHFA's down payment help, for one, asks for a minimum of $1,000 of your own money, and its homebuyer class runs in English and Spanish.

We're buying together. Where do we start?
Each of you writes your non-negotiables separately. Then you compare lists. The search gets built around what you both need, and the tours get a lot shorter.

Jorge won't tell you to buy because your friends did. He walks through what you can afford, what this month's market data shows, and what waiting would change. Then you decide.

About Jorge
A keeper's habits, applied to your move.
Jorge grew up in Los Angeles, earned his degree in sociology at the University of Massachusetts and played goalkeeper for its men's soccer team. He got his Colorado license in 2019, spent his first years on two Keller Williams teams, and went solo at 8z Real Estate in 2023.
Since then his business has come from referrals: no internet leads, no cold calls. He checks in with past clients once a year, what he calls an annual review, and many of them come back for their next move or send their friends.
